Our Developments - Waterfront The park behind the tower and the size of the marina facing project is
  • Approx. 300 x 300 meters park. 150m approx marina canal width situated approx. 100m from the plot.

  • The Park in the Project located in the middle between the five towers is Approximately 4,800 m².

  • The entrances available and their locations are as follows:

    – 1 at ground & 1 at basement 1 for G+13 residential tower
    – 2 at ground & 1 at basement 1 for G+22 residential tower
    – 2 at ground & 1 at basement 1 for G+30 residential tower
    – 1 at ground for G+12 office tower
    – 1 at ground for G+16 office tower
    – 14 at ground & 3 at basement 1 for G Retail

  • There will be a private entrance for the residential area

  • All residential and commercial towers in Madinat Al Arab project will be monitored individually or collectively with appropriate owner-defined security system.

  • The Space between every tower ranges from 11.4 m to 42 m.

  • The space between Define projects and other projects surrounded to it is16.5 m. from tower to nearest adjoining property line. At the moment we do not have any information on the building location of the neighboring plots.

  • The height of the project behind Defines project is about 400 meters away. The residential towers G+22 and G+30 will have sea view on high floors.

  • Every tower in the project will include the following facilities and amenities such as Swimming pools, Jacuzzis, sauna, gymnasium, children's poool’s

  • Every tower will include elevators as follows:

    – 5 passenger lift, 1 service lift for G+12 office tower
    – 5 passenger lift, 1 service lift for G+16 office tower
    – 4 passenger lift, 1 service lift for G+13 residential tower
    – 4 passenger lift, 1 service lift for G+22 residential tower
    – 5 passenger lift, 1 service lift for G+30 residential tower

  • Apartments in every residential tower and their break down is yet to be finalized, due to the change of brief related to Commercial/ residential mix we are still working on the residential mix and will advise on the breakdown as soon as possible.

  • Every commercial tower and each floor will have a maximum of 6 units & 1 common male and female toilet in every floor.

  • The Retail Space size in the project vary from 76 m² to 1000 m²; and will be located in the ground floor; The total number of retail units are approx. 21 Nos.

  • There are no connections between the twin commercial towers and the twin residential towers; the approved concept design does not have links. If it has to be added then the implications of such a change would require further study.

  • As shown in the elevation the G+30 residential tower has a side that looks like a town house section, but they are just regular apartments with large private terraces/gardens.

  • The exact views of each tower and each floor in all towers are as follows:

    – G+13 – marina and partial marina view
    – G+30 – marina and park/sea view
    – G+22 – marina and park/sea view
    – Office – marina and partial marina view

  • The finishing standards would be similar to those in Emaar Marina (Majara, Marina Promenade etc).
  • There is 1 feature fountain and jet fountains along the radial water feature.
  • Please refer to the project manger Currie & Brown for the latest project program however BSBG we would estimate mid to late 2011.
  • Due to the change in Residential/ Commercial mix the detailed calculations are still ongoing. We will advise in due course.
